These terms govern your use of this website. They do not constitute a management agreement; any management services are provided under a separate written agreement between Dubialez Stays and the property owner.
1. Use of the website
You may use this website for lawful purposes only. You must not attempt to gain unauthorised access to it, submit false or misleading information, or use automated tools to submit forms.
2. Information and estimates
Information on this website is provided for general guidance only. Any revenue estimate, suitability check or figure provided by Dubialez is an indication based on the information available at the time and market conditions, which change. Estimates are not a guarantee of income, occupancy or performance.
3. No guaranteed returns
Short-term rental income depends on many factors outside our control, including seasonality, demand, regulation and the property itself. Dubialez does not guarantee returns.
4. Management services
Holiday home management services are subject to a written management agreement that sets out the scope of service, fees, third-party costs, owner obligations, term and termination. Nothing on this website forms part of that agreement unless expressly incorporated.
5. Licensing and compliance
Holiday homes in Dubai are regulated by the Department of Economy and Tourism. Where a licence or permit number is displayed on this site, it is provided for information. Owners remain responsible for confirming that their building or community permits holiday home use.
6. Intellectual property
All content on this website, including text, design and graphics, belongs to Dubialez Stays or its licensors and may not be reproduced without permission.
7. Third-party links
Links to third-party websites (including WhatsApp, booking platforms and social networks) are provided for convenience. We are not responsible for their content or practices.
8. Limitation of liability
To the extent permitted by law, Dubialez Stays is not liable for any loss arising from reliance on information on this website. Nothing in these terms excludes liability that cannot be excluded by law.

These terms are governed by the laws applicable in Dubai, United Arab Emirates, and any dispute is subject to the jurisdiction of the courts of Dubai.
