What does the 10% fee include?
It covers the core management of the property, including listing management, pricing, reservations, guest communication, operational coordination, owner app access and reporting. External property expenses are charged separately.
Are guests really supported 24/7?
Our AI-powered assistant is available 24 hours a day, seven days a week for routine enquiries. Situations requiring judgement, physical assistance or personal intervention are escalated to the appropriate person.
How quickly does someone come to the property when there is a problem?
When a problem has to be solved physically at the property, our maintenance team attends within a maximum of one hour, 24 hours a day, seven days a week. The repair itself is then coordinated and approved according to the limits set in the management agreement.
Does every owner have a dedicated property manager?
Yes. Every owner is assigned a property manager who acts as their personal point of contact for questions, decisions and matters relating to their property.
What can I see in the owner app?
The owner app is available to every owner. From one place you can review reservations, calendars, revenue, expenses, cleaning, maintenance, incidents, documents and property performance.
Can I still speak to a person?
Yes. Automation improves speed and efficiency, but owners always have access to their assigned property manager for personal assistance.
How can DUBIALEZ charge only 10%?
Our technology reduces repetitive administrative work and coordinates routine operations more efficiently. These savings allow us to offer comprehensive management at a more competitive fee.
Who pays for maintenance?
Maintenance, repairs, replacements and contractor costs are paid by the property owner and coordinated according to the authorisation limits established in the management agreement.
Do I need a DET permit?
Dubai holiday homes must comply with the applicable DET registration and operational requirements. DUBIALEZ assists owners with the relevant processes.
Are the first-year DET fees included?
Eligible official fees may be covered when the property qualifies and the owner signs a minimum 12-month management agreement. Exact coverage is confirmed in writing.
Are returns guaranteed?
No. Short-term rental income depends on seasonality, demand, the property and market conditions, and we do not offer guaranteed returns. What we do offer is an individual assessment, professional management to position the property well, and transparent reporting of actual results.
Can I switch from another holiday home operator?
Yes. We will review your current agreement's notice terms with you, plan the handover of listings, permits and access, and aim to minimise any gap in bookings.
Can you manage a property that is currently rented?
Yes. If your property has a long-term tenant, we can assess it now and plan the transition to holiday home management around the end of the current tenancy. Tell us the expected availability date in the assessment form and we will plan accordingly.
Can overseas owners work with DUBIALEZ?
Yes. Our process is designed to work remotely: digital onboarding, the owner app for day-to-day visibility, and a dedicated property manager you can reach by email, WhatsApp or video call.
Can my property be published immediately?
Before accepting bookings, the property must comply with the applicable DET registration and permit requirements. DUBIALEZ assists with this process and keeps you informed of the status of the file.
Who pays the Tourism Dirham?
It is a tourism charge linked to the guest's stay. DUBIALEZ calculates, collects and manages it in accordance with the applicable regulations. It is not included in the calculation of the management fee.
Is there a minimum contract term?
Yes. The management agreement runs for a minimum of 12 months. The full terms, including how it renews and ends, are set out in the agreement before you sign.
Can I use the property myself during the year?
Yes. Tell your property manager the dates or block them in the owner app. Owner stays are taken into account in the calendar and in the pricing plan.
Does my property need to be furnished?
Yes. Holiday homes in Dubai must be fully furnished and equipped to the classification standard. We assess the current set-up during the visit and tell you what, if anything, should be added or upgraded before listing.
How and when do I receive my income?
Statements reconcile every booking, charge and payout and are available in the owner app, with the payment schedule and method set out in the management agreement.
Will maintenance work be done without my approval?
Only within the authorisation limit agreed in the management agreement. Anything above it is submitted to you for approval in the owner app before it goes ahead.
How are guests screened?
Guests book through platforms that verify identity and payment, and every guest is registered as Dubai's holiday home rules require. House rules, minimum stays and deposits are set for each property.
What happens if a guest damages something?
Damage is documented at check-out and claimed through the platform's resolution process or the deposit, and repairs are coordinated by your property manager. Insurance cover for the property itself remains the owner's, as with any rental.
In which languages can I deal with DUBIALEZ?
Owner communication is available in English, Spanish and German. Guests are assisted in their own language by the AI assistant.
