How much can an Airbnb earn in Dubai? What actually drives the income

Every owner asks the same first question: how much will my apartment make? The honest answer is that it depends on a handful of factors that can be assessed, but not guessed from a postcode. This guide explains what they are, so you can judge any estimate you are given, including ours.
Why online estimates are unreliable
Revenue calculators average whole districts. A one-bedroom on a high floor with a marina view and a building that welcomes holiday homes is a different product from a similar unit on a low floor facing a car park, in a tower that restricts short stays. Both sit in the same postcode and the same average.
That is why DUBIALEZ never publishes revenue figures on this site and never guarantees returns. The number that matters is the one for your unit, and it comes from seeing it.
1. Area and micro-location
Areas such as Dubai Marina, Downtown Dubai, JBR, Business Bay and Palm Jumeirah carry steady visitor demand all year, with peaks around the winter season and major events. Emerging districts like Dubai Creek Harbour or family communities like JVC and Dubai Hills Estate attract a different guest and a different length of stay.
Within an area, walking distance to the beach, the metro or a mall, and the view from the unit, move both the nightly rate and how quickly the calendar fills.
2. The building
Some towers embrace holiday homes; others limit them or require additional approvals. Building amenities (pool, gym, parking, concierge), the condition of common areas and how guests are received at the lobby all show up in reviews, and reviews decide ranking on Airbnb and Booking.com.
3. The unit itself
- Furnishing and finish: a hotel-standard set-up photographs better, reviews better and prices higher
- Bedrooms and layout: how many guests can sleep comfortably, and whether the space suits families, couples or business travellers
- Kitchen, laundry, workspace and connectivity: what longer-stay guests look for
- Small things guests remember: blackout curtains, water pressure, a quiet bedroom
4. Pricing discipline
Dubai demand moves with the calendar: winter, Ramadan, summer, school holidays, conferences, concerts and sporting events. A rate that is right in January is wrong in August. DUBIALEZ uses AI-driven pricing that follows the city and is reviewed by your property manager, aiming for occupancy above 80% at the best available rate rather than simply filling nights cheaply.

DUBIALEZ charges 10% of gross accommodation revenue, with the external costs defined in the agreement from day one, so what you keep is easy to follow in the owner app.
