Managing a Dubai apartment from abroad: what has to be in place

A holiday home is an operation, not just an asset: guests arrive at midnight, air-conditioning fails in August, and the platform wants an answer within the hour. When you live in another time zone, the question is not whether you can do it yourself but who does it, how you see it, and what happens when something goes wrong.
1. One person who knows the property
A shared inbox or a rotating account team means explaining your building's quirks again every time. Every DUBIALEZ owner has a dedicated property manager: one named person for decisions, approvals and anything personal, reachable directly. They know the unit, the building management and the history.
2. Someone physically on site, fast
Remote management stops at the front door. What matters is who goes when the guest reports a leak at 2 a.m. Our own maintenance team reaches the property within one hour, around the clock, as a contractual commitment. Routine guest questions are answered instantly 24/7 by the AI assistant, so nothing waits for an office to open in another country.
3. Figures you can check yourself, any time
Monthly PDF statements are not visibility. The DUBIALEZ owner app shows bookings, the calendar, revenue, expenses, maintenance tasks, documents and statements as they happen, and you approve relevant costs from your phone. You do not have to ask how the property is doing; you can see it.
4. Clear rules on money
- A single management fee (10% of gross accommodation revenue) with external costs defined in the agreement
- Statements that reconcile every booking, charge and payout
- Authorisation limits for maintenance spending, so nothing surprising is deducted
- Owner stays blocked in the calendar whenever you want to use the property
5. Compliance handled locally
The DET permit, guest registration, Tourism Dirham and building requirements all need someone in Dubai. They sit inside management with us, not on your to-do list.

You can start with a video call and a visit we make on your behalf, or combine the set-up with your next trip. Documents are exchanged digitally, the agreement is signed electronically, and the property is prepared, photographed and listed while you follow every step in the app.

Do I need to be in Dubai to sign up?
No. The assessment can be arranged remotely, the agreement is signed electronically and the set-up is followed in the owner app. Many of our owners never need to travel for it.
In which languages can I deal with DUBIALEZ?
Owner communication is available in English, Spanish and German.
Can I still use the apartment myself?
Yes. Tell your property manager the dates or block them in the app; they are taken into account in the calendar and the valuation.
